Elm Grove is our newest release at EBV with just 45 apartments. It sits on the northern edge of the Village with its own street address and its own front doors. It’s also where we’ve built our largest homes to date, and they’re complete and ready to move into now.

Then when the weekend rolls around, you can wander the laneways, spend the morning at CERES or along the Merri Creek Trail, catch a movie at FOMO, or head out for dinner at places like Rumi, Dodam or Bridge Road Brewers.

Welcome to Elm Grove.
Elm Grove has a more boutique feel. With just 45 apartments, it’s intimate, and being on the northern side of the precinct with direct street access, it feels incredibly residential. It’s a quiet pocket of the Village with its own street address.
It also gave us the opportunity to deliver our largest apartments to date, designed with owner-occupiers front of mind.
One of the questions we get asked all the time is, “What’s actually different about Elm Grove?” Honestly, we’ve had the opportunity to learn.
Over the years, we’ve had so many conversations with our residents. We’ve listened to what they love, we’ve taken on board their feedback, and Elm Grove became our chance to refine what was already working well.

Inside an Elm Grove apartment
As soon as you walk in, one of the first things you’ll probably notice is just how generous these apartments feel. That’s no accident. They’ve been designed for people who actually want to live here and may be downsizing from their family homes.
At East Brunswick Village, we’ve always had a really strong owner-occupier focus, so we think about the little things that make everyday life easier.
Storage matters. Functional layouts matter. These aren’t apartments that just look good on a floorplan, they’re homes designed to be lived in.
As we’ve evolved the product, we’ve introduced features based on feedback from the people who live here. Things like wall ovens in selected homes, which our downsizers absolutely love, and clever details like cavity sliding doors that save space without compromising the design, and timber flooring continuing through.
Light is really important for overall wellbeing, so we’ve incorporated floor to ceiling windows to maximise the amount of natural light, and so that when you’re in your apartment you can look out into the native gardens and art sculptures.
The finishes are intentionally timeless. Warm, natural and understated, because the goal isn’t to follow trends, it’s to create a home you’ll still love years from now.
Now for something that’s surprisingly exciting. Every apartment includes a dedicated linen cupboard and a full-height broom cupboard, complete with a power point for your vacuum. We know, storage isn’t exactly the glamorous part of apartment living, until you don’t have enough of it.
We’ve also worked to maximise our outdoor spaces wherever possible. Our three-bedroom homes feature balconies from around 18 square metres, with our largest stretching to an incredible 97 square metres.
Because whether it’s your morning coffee, entertaining friends or simply enjoying some fresh air, private outdoor space is something people genuinely value.

The Kitchen
What we love most about the kitchens is that nothing feels overdone. It’s premium, but it’s still incredibly liveable and functional.
Every detail has been considered. We’ve included water points to the fridge cavity, power points where you’ll actually need them, and generous stone benchtops.
We’ve intentionally kept the island free from the sink. It might seem like a small thing, but it makes such a difference.
Whether you’re preparing dinner, hosting friends or simply sitting around with a glass of wine, the island becomes an intimate gathering space rather than just somewhere to wash the dishes.
It’s another example of designing a home around the way people actually live.

Sustainability at Elm Grove
Sustainability has been a really important focus for us at Elm Grove, and it’s something we’ve continued to improve with every stage of East Brunswick Village.
In fact, Elm Grove is our most energy-efficient building to date. It’s fully electric, operationally carbon neutral, and has an average 8-star NatHERS energy rating.
What that means in everyday life is a home that’s designed to be more comfortable year-round and more efficient to run.
You’ll find thoughtful inclusions throughout, like ceiling fans in both the living areas and bedrooms, along with floor to ceiling double-glazed windows fitted with flyscreens to improve comfort, airflow and energy efficiency.
For us, sustainability isn’t just about ticking a box, it’s about creating homes that are better for the environment, while also making everyday living more comfortable for the people who call them home.
One thing you’ll probably notice when you step inside is just how quiet it is. Features like double glazing and carefully considered insulation don’t just improve energy efficiency, they also make a real difference to day-to-day comfort.

The Flexi Room
Here’s one of our favourite design features.
One of the biggest innovations in Elm Grove is what we call our Flexi Room.
Rather than creating a second bedroom that’s only ever used as a bedroom, we’ve designed beautiful corner sliding doors that recess completely into the ceiling and walls, allowing the space to transform.
When they’re open, the room becomes a seamless extension of your living area. It’s perfect if you’re entertaining, working from home, need a playroom for the kids, or simply want a little more breathing room day to day.
Then, when you need the privacy of a second bedroom, you simply close the doors.
It’s a really simple idea, but it gives you so much flexibility as life changes.
Another thing we love is how opening the room allows natural light to flow deeper into the apartment, and in many of our floorplans it also helps create beautiful cross-flow ventilation throughout the home.
To complement that openness, we’ve continued the timber flooring throughout, creating one continuous flow between the living spaces and bedrooms. It makes the apartment feel even more spacious, warm and connected.

The Community at East Brunswick Village
We’ve talked a lot about the homes, but what really makes East Brunswick Village special is what happens outside of them.
We genuinely think EBV cares about its community just as much as the community cares about EBV.
Living at EBV feels a little bit like living in a country town, except you’re only six kilometres from Melbourne’s CBD.
You see it in the little things every day. Neighbours stopping to chat, people knowing each other’s names, bumping into familiar faces while grabbing a coffee. It’s those moments that make this place feel different.
Of course, there are the bigger moments too. From our Vintage Markets supporting local stallholders, to the Feast in September and other community events throughout the year, there’s always something happening that brings people together.
And then there’s the social club, organised by our superstar Alina. She’s constantly coming up with new ways to bring people together.
We love hearing about the residents organising movie nights at FOMO, getting involved in the community gardening club, the craft club, and we’re even about to have a harvest of honey from our resident bee club, which is pretty cool.
It’s those little initiatives that turn neighbours into friends.
We always tell our residents, don’t just look at the apartment. Walk the neighbourhood. Grab a coffee. Spend a Sunday morning here. Even have a chat with one of the existing residents, so you can hear first-hand just how great it is living at EBV.
